[value] => Die Europäische Union hat im Amtsblatt vom 15.03.2018 die Verordnung (EG) Nr. 2018/400 vom 14. März 2018 zur Änderung der Verordnung (EG) Nr. 1126/2008 betreffend die Übernahme bestimmter internationaler Rechnungslegungsstandards in Übereinstimmung mit der Verordnung (EG) Nr. 1606/2002 des Europäischen Parlaments und des Rates veröffentlicht.
Mit dieser Verordnung werden die Änderungen an IAS 40 als Finanzinvestition gehaltene Immobilien übernommen. Hiervon betroffen sind die geänderten Paragraphen 57-58 sowie die neu angefügten Paragraphen 84C–84E.
Die Paragraphen 57 und 58 enthalten Leitlinien zu Übertragungen in den oder aus dem Bestand der als Finanzinvestition gehaltenen Immobilien. Insbesondere geht es darum, ob im Bau oder in der Entwicklung befindliche Immobilien, die vorher als Vorräte klassifiziert wurden, in die Kategorie der als Finanzinvestition gehaltenen Immobilien umgegliedert werden können, wenn es eine offensichtliche Nutzungsänderung gegeben hat.
Die neu hinzugefügten Paragraphen 84C-84E regeln Einzelheiten zu den Übertragungen in den und aus dem Bestand der als Finanzinvestition gehaltenen Immobilien.
Diese Änderungen sind auf Geschäftsjahre anzuwenden, die am 01.01.2018 oder danach beginnen. Eine frühere Anwendung ist zulässig. Wendet ein Unternehmen diese Änderungen früher an, hat es dies anzugeben.

[value] => El pasado 15 de marzo, el Diario Oficial de la Unión Europea (DOUE) publicó el Reglamento (UE) 2018/400 de la Comisión de 14 de marzo de 2018, que modifica el Reglamento (CE) nº 1126/2008, por el que se adoptan determinadas Normas Internacionales de Contabilidad de conformidad con el Reglamento (CE) nº 1606/2002 del Parlamento Europeo y del Consejo, en lo que respecta a la Norma Internacional de Contabilidad 40.
Este Reglamento adopta las modificaciones en la NIC 40 Inversiones Inmobiliarias. Se modifican los párrafos 57-58 y se añaden nuevos párrafos 84C-84E.
Los párrafos 57 y 58 contienen directrices sobre cuando una entidad puede reclasificar un inmueble en la cartera de inversiones inmobiliarias o a partir de ella. En particular, se trata de si los inmuebles en construcción o en desarrollo previamente clasificados como inventarios, pueden reclasificarse a inversiones inmobiliarias si ha habido un cambio manifiesto en el uso.
Los nuevos párrafos 84C-84E regulan los detalles de las transferencias a o de la cartera de inversiones inmobiliarias.
Las modificaciones se aplicarán para los ejercicios iniciados a partir del 1 de enero de 2018. Se permite su aplicación anticipada. Si una entidad aplica las referidas modificaciones a un ejercicio anterior, revelará este hecho.
